A month ago, my client based in Hongkong messaged me if I could make it to his unit acceptance in Baguio. But since I needed to be there, then no doubt I just said yes and booked a plane ticket from Cebu to Manila, then booked a bus ticket in Victory Liner going to Baguio, when he confirmed the date of acceptance.
The plan was to stay at my friend's place so our plan to cook and eat will happen and we're so excited to do that. I've already set up my itinerary and planned to stay like a week in Baguio City to spend some time to my love "Baguio Nanays and Ates" and some friends I planned to meet as well for a small chitchats.
But then I was offered an unexpected paid job training which I cannot turn down because I wanted to be back in my Virtual Assistance job again and this is what I've been preparing from a couple of months.
I've made some changes in my itinerary and decided to book a hotel with a fast internet so I can still work while I am away from home, but based on my past experiences on staying at hotels, fast internet is too impossible except on high end ones like in Manors Hotel in Camp John Hay or in Baguio Country Club.
To book in an expensive hotel for me for a 3 nights stay is impractical on my end so I've decided to look for Transient Condominiums in Baguio that has fast internet and offers an affordable rate. So, I made a tons of research, read each reviews of Baguio Transient Condominiums that offers wifi as one of their amenities and has a review about the internet speed. Then I found a unit that perfectly matches my preference!
I'd like to give a feedback as per the following:

THE LOCATION/ATTRACTIONS: 5/5
The condo is located in the heart of the city. YES! It is located in the city center. Name of the building is Cedar Peak Condominium. It's a brand new residential-commercial building. It has a mall in it and Savemore supermarket is in there too. If you prefer going to the public market, it's just a few steps to get there. Banking institutions, restaurants, Universities, Public Market, Malls and Bus stations are just there, no need to spend much for transportation as everything is walking distance. It's walking distance to Burnham Park and Baguio Night market as well.
What amazed me too, they provided the following as well:
Knowing Baguio's cold weather but still they provided AC and Fan inside, so up to us guests which we prefer to use. So, I'd recommend this place especially to those who travel and take their work with them. Freelancers, Upworkers or those who are into business trips that needs fast internet in their Baguio short stay, THIS IS IT! Wifi internet speed was extremely satisfactory.

Based on my observation, Lots of people doesn't prefer this duplex type or townhomes but because these priced cheaper than single detached ones then they'll buy this. To be honest with you guys, before I engaged into this business, I don’t have any interest in this industry, as in 0% interest. But how did it started?

I don’t have plans. I don’t know what I wanted to do. One thing I was very sure of that time, I don’t feel like working outside my comfort zone. I don’t feel like leaving my siblings alone at home. I don’t feel like getting up early in the morning, rush to the busy street so I won’t be late at work. I can’t imagine myself doing that routine everyday.
I was not employed for 1 year and 6 mos. Until, I've decided to go online. I want to work at home, I’m very sure of that. That journey wasn't easy. There are lots of job offers online and I don’t even know which one was legit. So, I tried networking. Worked with a team, worked on to some paying Paid to Click jobs as that was the trend before. I was actually earning that time by just doing that, but it’s not helping mom for the bills. So when I found about oDesk (which is now Upwork), it interests me. HOW? What work should I apply? I don’t even have a job experience?
Yes, that was hard as well but I made it. I have no marketing or any business experience. But, I was hired as a data entry specialist, an article writer, a website promoter and an ad poster. Then when a Virtual assistant job was a hit, I did a self-study. Did a lot of research and read some articles online about it just for me to relate what was it. Tried applying some Virtual assistant jobs and get the chance to join some free virtual trainings with no fee. Until, I finally got a Real Estate virtual assistant job in 2011. Worked part time to some US Real estate Investors and worked Full time to a Real estate brokerage in Canada.
I loved my job. I've realized that it’s very important to love your job, than force to work a job you don’t love. In this way, you won’t feel tired. Prior with my Baguio trip, I was invited to join an orientation for estate agents in Cebu. I've accepted the invitation. Why not? If I made it to US or Canada, why not in my hometown? So I've joined in but didn't took it seriously.

Kamote Balls (Sweet Potato Balls)
Kamote tops, or Kamote leaves / Sweet Potato leaves is one of our most favorite. We usually mix this vege to our #Dinengdeng / Bulanglang or Utan for us Cebuanos. We like it more too in Kamote leaves salad mixed with fresh tomatoes, onions, calamansi and salt. <3
For the water we used to boil on that Kamote leaves, we prefer to boil it than steam becoz we'd like to keep the Kamote leaves juice and mixed it with calamansi and honey. It Can be served hot or cold.
So, since we're obviously very fond of Kamote, then I did an experiment to it and made our new favorite snack, Kamote nuggets. So I'd like to share it, hope you'll like it. Please check the ingredients and procedure below..
4 pcs medium sized Kamote (Sweet potato)
Leftover Crispy fry (garlic flavor)
Scallion / Spring Onion
Pepper and Salt to taste
Chili powder (optional)
NOTE: I didn't put any measurements in this, tantya lang po lahat.
Crushed skyflakes / Breadcrumbs
1.) Boil the sweet potato like 15 minutes or until soft.
2.) Prepare the chopped garlic to small pieces as well as the onions, spring onions
3.)Mashed the sweet potatoes, then add the egg yolk, chopped garlic, onions and spring onions, then pepper and salt to season and add the leftover crispy fry garlic at least 1 tsp for flavoring, mix it until the texture becomes thick and enough for the flavor to spread.
4.) Once done, Simply Form balls depends on your preferred size.
1.) Batter the egg white, then season it with salt and pepper.
2.) Prepare the breadcrumbs.
1.) Prepare the pan, heat it then add oil. Once the oil is hot then ready frying!
Let's start frying!
Coat the sweet potato balls with egg white, then breadcrumbs, then egg white and fry. I used sky flakes in that as we don't have breadcrumbs available then put it in the battered egg before putting it into the pan. Once done, Sprinkle it with Chili powder if you like it spicy. <3

ANG PAGBILI NG "RIGHTS" NG ISANG LUPA NA WALANG TITULO AY DELIKADO DAHIL WALANG KASIGURADOHAN KUNG TALAGANG ITO AY MATITITULOHAN.
Marami ang nagtatanong sa E-Lawyers Online kung maganda bang bilhin ang "rights" ng isang lupa na walang titulo. Usually ang mga "rights" na sinasabi ay ang mga pinagbibiling karapatan sa mga lupa ng gobyerno kung saan doon nakaposisyon ang nagbebenta. Dahil walang titulo ang nagbebenta, ang right o karapatan na pumusisyon sa lupa ang binebenta nila. Ganito ang question ng isang reader ng E-Lawyers Online: "Attorney, may nag-alok sa akin na bilhin ko ang rights niya sa lupa ng P40,000.00 na may area na 150 square meters. Pagkatapos kong ibigay ang pera ay pinabakyran ko ito. Ngunit pagkatapos po ng 2 taon ay pinapaalis na kami dahil ito daw ay gagawin part ng government project. May karapatan po ba kami na hindi umalis?"
Ang pagmamay-ari ng lupa ay napapatunayan sa pamamagitan na hawak na titulo na kung tawagin ay ang Transfer Certificate of Title (TCT) o Condominium Certificate of Title (CCT). Ayon sa maraming Supreme Court decisions “the best proof of ownership of a piece of land is the Certificate of Title” (Halili vs. Court of Industrial Relations, 257 SCRA 174 ). Ito ang tinatawag na titulo ng lupa at wala nang iba pa.
Ang "tax declaration ay hindi titulo ng lupa. Maraming Supreme Court decision din ang nagsasabi na "Tax declarations and receipts are not conclusive evidence of ownership. At most, they constitute mere prima facie proof of ownership of the property for which taxes have been paid. In the absence of actual, public and adverse possession, the declaration of the land for tax purposes does not prove ownership." Ibig sabihin nito na ang tax declaration ay hindi siguradong ebidensiya ng pagmamay-ari ng lupa. While tax declarations and receipts are not conclusive evidence of ownership and do not prove title to the land, nevertheless, when coupled with actual possession, they constitute evidence of great weight and can be the basis of a claim of ownership through prescription. (Spouses Aguirre vs. Heirs of Villanueva, G.R. No. 169898, October 27, 2006).
Kung ang nabiling "rights" ay walang titulo, ang nalipat lamang na karapatan ay ang karapatan na hawak ng nagbenta. Kung ang nagbenta ay wala talagang right sa lupa, dahil isa lamang siya squatter o may iba nang tao na may hawak ng titulo dito, ang bumili nito ay hindi matituluhan ang lupa. Kung ang lupa ay awarded land ng gobyerno, ito ay hindi pwedeng basta basta i-transfer kaninuman except sa ibang qualified beneficiaries.
Ayon sa Republic Act No. 7279 otherwise known as “Urban Development and Housing Act of 1992.”
Section 14. Limitations on the Disposition of Lands for Socialized Housing. - No land for socialized housing, including improvements or rights thereon, shall be sold, alienated, conveyed, encumbered or leased by any beneficiary of this Program except to qualified Program beneficiaries as determined by the government agency concerned. Should the beneficiary unlawfully sell, transfer, or otherwise dispose of his lot or any right thereon, the transaction shall be null and void. He shall also lose his right to the land, forfeit the total amortization paid thereon, and shall be barred from the benefits under this Act for a period of ten (10) years from the date of violation. In the event the beneficiary dies before full ownership of the land is vested on him, transfer to his heirs shall take place only upon their assumption of his outstanding obligations. In case of failure by the heirs to assume such obligations, the land shall revert to the Government for disposition in accordance with this Act.
Ayon sa Section 27 of Republic Act No. 6657, as amended by RA 9700, Comprehensive Agrarian Reform Law, which provides for the transferability of awarded lands, states:
SEC. 27. Transferability of Awarded Lands. – Lands acquired by beneficiaries under this ACT may not be sold, transferred or conveyed except through hereditary succession, or to the government, or to the LBP, or to other qualified beneficiaries for a period of ten (10) years: Provided, however, That the children or the spouse of the transferor shall have a right to repurchase the land from the government or LBP within a period of two (2) years. Due notice of the availability of the land shall be given by the LBP to the Barangay Agrarian Reform Committee (BARC) of the barangay where the land is situated. The Provincial Agrarian Coordinating Committee (PARCCOM), as herein provided, shall, in turn, be given due notice thereof by the BARC.
